Rules and General Policy
Spruce Condo
Rules 1-8 are from our HOA and the rest are ours. Please read, comprehend, and abide by the below rules. If you have questions, use the form on the rates page. Please remember this is our second home. These rules are in place so we can keep sharing it with others like you.
1) No more than 6 people may sleep overnight in the condo.
2) Excessive noise from tv, radios, stereo, etc., shall not be permitted.
3) Vacationers must park in the units parking stall which will easily fit two vehicles parked one behind the other. All visitors will park in visitor parking.
4) All porches and balconies must be kept free of all articles including bicycles. BBQ must be done in designated area.
5) Observe all posted pool regulations. No more than 6 persons per unit. No lifeguard is on duty. Pool is seasonal.
6) No animals permitted on property. No exceptions. Except seeing eye dogs.
7) No skateboards, bicycles, skating, or throwing of any objects inside the complex.
8) Guest tenants (vacationers) may have to register with onsite manager.
9) No smoking inside unit.
10) Respect the unit and property as if it were your own. Please remember this is our second home.
11) Dishes, cookware, coffee pots, etc., must be washed even if you have chosen for us to clean the unit. All garbage must be emptied upon check-out to limit odors and pests. Dumpsters are located in parking lot. A key/kitchen cleaning deposit of $100 is mandatory no matter what.
12) Clean the unit as per cleaning policy #11.
13) Lock keys in condo as per agreement or forfeit your cleaning deposit. A key that is not returned forces us to re-key locks.
14) No persons under the age of 21 are allowed to rent the unit. Please use common sense when leaving younger adults and teens by themselves.
15) A 10% non-refundable booking deposit is needed to secure your dates which will be applied to the total bill. Payment is due 30 days before check-in date. The key/kitchen cleaning deposit is to be written on a separate personal check or it can be processed through a CC for a $1.00 charge. If the reservation is made with less than 2 weeks the key/kitchen cleaning deposit must be made via a CC. Key(s) will be mailed two weeks from your check-in date. Cleaning deposit checks will be returned via mail or credited back to CC within 14 days of check-out unless there is a problem with keys or lack of cleaning.
16) We will do our best to work around a cancellation. A refund will be given (less 10% booking deposit) if cancellation is made 30 days prior to arrival date. If canceled within 30 days of arrival a credit for a future stay will be given. Checks must have cleared the bank before a refund is given.
17) We are not responsible for stolen or damaged items. The condo has a personal security safe for your use. Please use it and use common sense when leaving items in your car.
18) The HOA provides plowing services, but you may have to remove plow berms to get in/out of your parking space. Shovel and ice scraper are provided in the bedroom closet. Be prepared for snow of 1-2' in 24 hours.
19) The unit does not have a phone.
20) Privacy Policy- When you visit our websites, we will not collect any personal information about you (including but not limited to your name, address, telephone number, email address) unless you provide it to us voluntarily. If you choose not to provide us with personal information you can still access our websites; however you may be unable to participate in certain activities. We may collect certain aggregate data called web log information (such as your web browser, operating system, pages visited, etc.) and use cookies when you visit some of our web pages. For instance, when you visit one of our websites, our web server will automatically recognize some non-personal information, including but not limited to the date and time you visited our site, the pages you visited, the referrer (the website you came from), the type of browser you are using (e.g., Netscape, Internet Explorer), the type of operating system you are using (e.g., Windows '95 or Mac OS), and the domain name and address of your Internet service provider (e.g., America Online, Earthlink). In some cases we may also collect information about you that you voluntarily submit and which is not personal, such as general statistical information like age, gender, zip/postal code, preferences and interests. We will not share, sell, or give your information unless mandated by law or when required to book such as PayPal. We retain no control over such third party cookies and/or web beacons and does not have access to the information related to third party cookies and/or web beacons such as PayPal, HomeAway Network, and Vacation411.

3) Vacationers must park in driveway which will easily fit two vehicles parked one behind the other. No more than 2 vehicles allowed.
4) Winter season- Please park on left side of driveway and completely forward so the snow plow can clear the driveway. Do not park on the street, you will be towed.
5) No animals permitted on property. No exceptions. Except seeing eye dogs.

16) You may have to remove snow burms from plowing to access the driveway. You may have to shovel snow from the walkway. Shovel and ice scraper are located in backyard. Be prepared for 1-2' of snow in 24 hours.
